@Thomas Kim I also realized - make sure you check your property tax bill for that property. Usually the land value for properties in CA can be much higher - meaning less tax benefits. Check with the cost seg guy. sam@resurefinancial.com Ask him for an cost seg estimate on this property. I usually do this on the first day I get into contract.
Question on REP status
Hi. I have an active real estate license in California but don’t really do deals with it. Can I still use it somehow to gain REP status? What work qualifies for it to document? Like viewing properties? Thanks!!

You need to spend 750 hours in a real property trade or business. Time spent showing homes, writing a contract, etc. if you have a full time job already - I would t try to claim REPS. Usually the spouse gets it while the other stays W2.
