Private money is truly the secret sauce I discovered years ago that can accelerate your real estate business. It is the hardest of all the kinds of ways to finance properties in the beginning, because it's purely relationship based and built on trust. This takes time to build. Although, a bonus tip not shared in the video is joint venturing with someone 50/50 or even 60/40 (the lender getting the 60%) on your first deal can be the quickest way to break into the world of raising private money for your real estate deals. I’ve wholesaled without any issues successfully here in S.C. since the new law passed. I won’t go too in depth here because there is already a good bit of content online about the S.C. law in regards to wholesaling, but what I will say, it’s simple. 1. We are an attorney state and use attorneys to close real estate. 2. There are plenty of attorneys that will still perform a “wholesale transaction”, although it looks differently today through a method called double-closing. 3. Network and find out what attorneys wholesalers and investors are using that perform same-day double-closings. 4. Connect with transactional funding lenders who will lend on your double-closes. I am one of them. https://mylesberriogo.com/doubleclose 5. Basically, you can still successfully wholesale by closing on the contract between you & the seller (funded by your transactional funding partner) and then a few hours later (already having secured your buyer beforehand) you close with your buyer with the same attorney. Some attorneys may require you to hold the property after you close for up to 7 days before they will close with your buyer. Avoid those attorneys. Always look for same-day friendly closing attorneys.
