@Lee Nugent I'm far from an expert on the subject, but would be happy to discuss it. Biggest problem for me is that after 5:00 and on weekends is off limits for me now, family and decompression time only.

Book recommendations
I read a lot, and always looking for good book recommendations. Here are a few I have read recently that I got a lot out of, what do y'all recommend? I feel like I could vote for all of these with an asterisk. I haven't done a mobile home park, I can see the appeal, but I think there has been so much interest in the last 10 years and so many "gurus" promoting it as the best investment ever that the prices have gone through the roof negating the potential profits. It feels like paying for the potential profits of the value add before they are realized. Same thing with self storage. Or maybe I'm just getting old and everythign seems expensive!!

Hello Everyone, @Lee Nugent this is a cool thing you've done. I'm looking forward to checking out your content and hearing from the others in the group. For those that are new to real estate investing I can say for certain you'll learn more and faster by getting involved with people experienced in the areas you want to focus in and groups like this one is a great way to do it! I've been investing for almost 20 years now (starting to feel that statement in my lower back). I'm a real estate broker, I sold my third party management portfolio at the end of 2023 in an effort to simplify my life and remove all the things I don't enjoy doing from my daily workload. In the next 6 months I expect to be liquidating 90+% of my rental portfolio and replace those units with class A residential and/or prime office or flex space. I'll be taking a huge blow to my monthly cash flow, but these are areas that are more aligned with my interests and things that get me excited. Next steps are new construction and apartment complexes. For anyone that's thinking this sounds like a crazy idea you're not wrong, and frankly it terrifies me to think of what could go wrong with all of this, but the worse alternative is to keep doing what I've been doing which I really don't enjoy. I hope everyone and anyone that isn't happy with their current situation finds the courage and fortitude to make the hard changes. I'm still in process and I hope all of you will wish me good luck! If I can ever help you with real estate investment, property management, long term planning, or personal finance and wealth building I'd be happy to. Feel free to reach out to me. If any of you have experience with production home building or multifamily new construction I'd love the opportunity to discuss further, especially if there is an opportunity for us to team up on a project or two.

@Lee Nugent I appreciate that for sure. I've done my fair share of flexing, most of the time I believed it myself that I had it all figured out which is probably the most dangerous thing. It's taken a lot of self reflection and a LOT of wasted time and money to arrive at the understanding of myself that I currently have, and I still have a long way to go.
