PREA Army, I closed on this flip in Richmond with 90% creative financing and using 10% of my own funds, took possession in May 17th 2024 and happy to say we have completed the renovations in 13 business days and listing this tomorrow June 10th, 2024. My biggest hurdle on this one was financing, as I was hitting roadblock with banks due to my high TDS ratio with a primary residence mortgage, and had to go private mortgage route that added extra 15K to financing costs with extra legal fees for vendor, extra legal fees for your notary to verify private mortgage and get a legal opinion letter, high interest rate mortgage and mainly lender fees and broker fees if around 2% taken form your mortgage proceeds.
