We have recently taken a London property and set up, we listed it and a day later we got an enquiry.
The guest was asking for a discount for a month. The price was £4800 for them, £4150 for us with the Airbnb fees.
We carefully explained that on Airbnb it has to be the price they are quoted but with us (direct) it would be £4100.
Now they kept using certain work terminology like website, google, direct ect. These flag up on Airbnb, so you have to be careful.
We have a QR code guests can scan when they want to reach out to us to discuss discounts.
It’s important to be watchful of airbnbs ever changing policies.
But direct is what we do.
We have 90% of our properties direct long term. We only use the OTAs such as Airbnb for short stays.
A long stay is classed as a month booking.
ALSO VERY IMPORTANT
We lost this booking because we didn’t move quick enough, the guest wanted a phone call. It will quite late at night, so we opted not to.
We wasn’t that bothered that we lost the booking though, as we know the London market well and better bookings are on the horizon.
