You Need a Reliable Handyman
Unless you are going to live in the same town as your rentals and you are also a handyman, you need a good reliable handyman.
Check other owners nearby to see who they use and recommend. Sometimes you can find a recommendation on FB Neighborhood section.
Then when the guy does his first job for you, pay him immediately - even if he allows payment in 30 days. Why? Because many of these guys live week to week on their pay, and if a storm hits the town bad, and he’s getting a lot of calls, he’ll remember that you pay him immediately. He’ll move you to the top of his to do list.
