“Seller Finally Responded… Now What? Need Advice on Next Steps!”

I finally got a seller to respond today after chasing her down lol , she wouldn’t pick up the phone but texted me to come out and give her bottom price , I ask her how much she wanted to walk away with she just wrote back she owes 62k , now I can’t get her to respond anymore should I just send her a agreement for like $75k or something or just keep hitting her up until I can get more photos?
