Also, be prepared for people willing to sell! Things I learned the hard way: - The seller doesn't need to have the deed with them, we can perform a title search in our due diligence to verify their ownership. This is crucial especially when the seller owes some taxes. Please don't say they need to get the deed from the county (like some dumb@ss did ๐
). They owe taxes and contacting the county is the last thing they want to do! - It is beneficial to know Spanish. If the seller prefers a Spanish speaker tell them you will call back with someone who can translate for you. It is better than trying to speak English and confusing them.
