I have a consultation next week for a potential new build (my first in my own!) but I have no idea how to structure pricing. I’m not familiar with the builder so at this point I don’t know if it’s custom, if the builder has preferred vendors and limits options, if they do electrical plans, etc. All of this is important to know so I can properly scope the job. I’m wondering do I ask the client all of this in the consultation or should I be contacting the builder myself? What if the client doesn’t provide this info in the consultation, then how can I create the proposal? Would love any insight or advice on how to create the pricing and proposal.

@Emilee Neubert ok this is great advice to talk with the builder to get on the same page! Would you do this after the consultation but before you send the proposal? Does it typically include site visits and how many? If anyone has done a new build any context is helpful!! As far as pricing there’s a little bit of everything, I’ve seen it priced by sq ft as a flat fee and then Hourly for site visits. I don’t plan on visiting frequently because I don’t think it’s a huge house with big budget but maybe I should plan in a few? When would it be essential?

@Emilee Neubert for projects like this that are design concept only no furniture, what do you send them as the welcome packet? The welcome packet is primarily geared towards full service design so I’m not sure what else I could send clients when I do concept only.

@Emilee Neubert thank you! Have you ever had a client come back to you a year after owning a custom piece and say it was damaged or something? We had that a few times when I worked at a local firm and we’d have to go back to the manufacturer and see if they could fix it and it was a big pain
