Is there a down side?
Does anybody operate in one state doing land deals? If so do you see a downside or do you believe it’s beneficial to stick with one state? Are deals harder to come across?

Hey I was unable to sit in on the call but just finished watching the recording. Thanks for all the nuggets! Just curious on how we can go about possibly taking a look at your underwriting spread sheet so we could possibly build one out? That spread sheet would be extremely helpful for value add properties!

Pros & Cons of holding an active Real Estate License?
What’s up everyone? I recently finished real estate school in FL. I would love some feedback (PROS & CONS) on those of you who are licensed and are currently using your license in your land business. Do you list your own properties in your markets? Do you disclose that you are a licensed agent when sending mail and marketing out in your state? How about cold calling? Is it in your script?When a seller that you speak to doesn’t want to sell at a discount, do you attempt to list their property on the MLS after? I know that @Trevor Probandt holds a license in TX. Any feedback would be greatly appreciated. Thanks in advance.

I have my license here in Oklahoma. I do disclose in my letter I’m a licensed realtor. Idk if it helps or hurts. I send neutral letters though so I think it helps with the hate calls.

@Mike Della Rocca I have tried doing so in the past but I don’t typically do it all the time. I know in my experience most people that are not happy with your initial offer don’t have faith that you have their best interest in mind. I just always reassure them that they will most likely get more for the property taking it to market. I’m just a faster hassle free option. Some people just flat out refuse to hire and pay a realtor. They would rather take a discount as to pay someone to sell it.
