New Construction Abutters Meeting Recap South End Boston
Hello Family, I hope all is well. I’m in the process of building two units in the south end of Boston I just had an abutters meeting which is an important part of the process. Below is a quick recap of the meeting, but I wanted to see if anyone wanted to join me for a quick 30 minute Q&A regarding the project to learn more about the process. Let me know. Here’s the recap: On October 29, 2024, I attended a Zoom hearing with the City of Boston’s Office of Neighborhood Services and abutters within 300 feet of my proposed two-family building in the South End. The meeting, held from 7 to 7:30 PM, included eight abutters. One attendee expressed support, while others voiced concerns. The District 7 City Council office was also represented. Key concerns included: 1. Ventilation: My neighbor from Sussex Systems raised concerns about their current venting into my lot. I agreed to adjust ventilation upwards to maintain their heating and water systems. 2. Solar Panels: My neighbor inquired about solar impact; I agreed to consider a shadow study, though my three-story build is permitted by right. 3. Sidewalk Trees: Neighbors requested space for trees on the sidewalk, and I committed to ensuring space to enhance neighborhood character. 4. Building Height: Concerns arose regarding the height of the building. 5. Wildlife: With a red-tailed hawk potentially nesting on the property, I promised careful handling of any relocation needed during construction. 6. Construction Noise: I noted the first four weeks would involve excavation, foundation, and framing work, leading to higher noise levels. 7. Cantilever & Zoning: My building’s cantilevered design exceeds zoning rear yard setbacks, requiring a variance. I am also pursuing variances for floor area ratio (FAR), building size relative to neighborhood context, and a lack of parking—common in the area. I addressed these issues with a commitment to neighborhood engagement and compliance, intending to add value to the community.
