Follow up lead
This lead just wants to relocate and is stiff on $340k, . I started at the MAO for wholesale at $295k. MAO for MLS is only $317k but I didn’t even get that far

10k Assignment Closing Tomorrow 🤞
Shout out to @Richard Jackson for following up and locking up this deal we are closing tomorrow. This seller came in March. Follow up is key! Do not think just because a lead doesn't turn into a deal now that it won't later! The deals are still in the follow up! Getting a 10k assignment fee off this one! This lead came from leadzolo. I no longer use them because they were charging $179 a lead and I found cheaper options but they provide the same kinda leads as property leads and NTSMHF. Leadzolo is supposed to be coming out with a better platform based on bids. I'll keep y'all updated. Richard talked these people down from 120k to 40k. A 80k REDUCTION! That's CRAZY! It was all because he built relationships with the sellers where they felt he was telling them the truth and that he could follow through. So when he gave them a number they knew he was being honest and could follow thru on what he was saying. Plus they are going through a nasty break up now and just want to get the heck out! The whole time I had a buyer ready for the property as soon as it came in back in March. He wanted the workshop and a place for his workers to live if they were traveling to come help him with his rehabs. When Richard got them back on the phone and they were ready. I reached out to the buyer and they were ready to move forward. Come to find out they didn't even own the house. They were owner financing it from someone. We got in touch with them and put an agreement in place because they didn't have an agreement at the time. Once we got the agreement in place and everything over to the attorneys office, the attorney let us know that our seller needed to bring cash to close on the property before selling it. That's when Open Resi Transactional Funding came in. Open Resi Transactional Funding Company was able to make money off the deal as well. They lended 10k to our seller to buy their property and ORTF made 1k. It was a win for the original owner to get the money she was owed. It was a win for the sellers who was going through a divorce and wanted out of the property and to split the money. It was a win for us 10k assignment. It was a win for the buyer who got a discounted property.
