Townhouse or Condo purchase
At what point would ask specific questions regarding the HOA? Before we purchase I’d like to know about certain rules and what the reserves look like. Thank you I hope this is the correct place to ask if not please redirect me.

In our disclosures in regard to HOAs we require a copy of the last meeting minutes, along with the CC&Rs. A lender on the other hand is going to require that the HOA has sufficient funds to cover unforseen expenses and verify that no one owner owns more then about 10% of the units. These are good things to know. I would also recommend as part of your due diligence to hang arround and talk to some of the neighbors and find out how they feel about the HOA. Also some HOAs have started charging a percentage of the sale price as a fee to change ownership.
