Ask them what their Cap table looks like and what their expectation of loan signing is. I have seen a few deals of syndicators getting stuck on lending because they over stacked the cap table and didnt have foresight to structure their operating agreement. This results with too many people owning too little of the project so the lender can assign the proper recourse or underwriting to the prinicipals. You need to know that the debt source clearly knows and understands their entity and rules before trying to tie up deals in escrow only to fall short.

If you have a cash buyer for your wholesales, I could help that investor cash out refinance after their purchase, usually getting up to 75% LTV (if the market value is greater than the purchase price they could get 100%, or even more of their money back) so they can keep buying properties.

Thanks for the add! Happy to be here! Looking forward to receiving and providing value as much as possible. Started wholesaling & flipping in 2015. Did a few hundred single family homes then transitioned 100% to buying and holding commercial real estate. Currently own around 3000 units almost entirely multi family. Looking to sell about 1500 units outside of our core markets, then looking to build/buy A class properties in SC, NC, OH, and NE GA.

Hello All, I reside in San Diego, California. I am a real estate entrepreneur. I am at partner at ARC Family Office, a multifamily office that is actively lending on all types and stages of Investment Properties across the US. We started in private credit, focusing on lending to commercial properties. We have expanded and now are active in the residential investment space (no owner occupied!) My main goal with real estate investing to develop strong monthly cash flows from owning income producing properties & mortgage notes. Although my deeper goal is to make an impact on the world by making beautiful and aesthetically pleasing buildings that are also profitable. That way I can leave my mark on the world. My biggest challenge has been managing my business development and investor relations.
