Myles I heard we can’t wholesale in sc anymore. There’s no title companies that do it here anymore @Myles Berrio

Myles, As i have been navigating the new way, the marketing of the deal is the biggest issue. As you stated, hashing out the details on here is not prudent or beneficial. You can search the internet for content that is both for it and against it. End of the day, there are some attorneys and brokers doing them
What deals are you looking for?
Hey yall, What is everyone looking for right now? Mobile homes? Small multi? Flips? Wholesale opportunities? Just good to know what people are looking for out there! :)

Small assisted living facilities run by mom and pop operators. I am only interested in owning the real estate. Any lead for an operator who owns the RE too and wants out, send me info please. ron@waypointehomes.com

Can you take back some financing? Or simply assigning the contract?
Wrap mortgages
I’ve been hearing the term “wrap mortgages” quite a bit recently, I think it has something to do with seller financing, but I’m not sure lol. Can anyone help explain what a wrap is and how it’s used?

Quick info - "wrap" is a term meaning the financing, typically seller, is around any current debt attached. Ex, if you are controlling the property with a "sub to" transaction, you can "wrap" wound that with new installment contract. The technique can be a bit complicated. I am sure Myles will explain it thoroughly in his video!
New and looking to Network
Hello, Just joined this group. Sorry to miss Friday's meeting. Did Not become aware of it til Wed and then I was traveling on Friday. I am a wholesaler in the upstate and Michigan. Been in Michigan for 25+ years, been in Sc for 10 months. I am learning the market and numbers here in SC. I love the chase and learning.
