They guy said he got a appraisal done and he understands there are foundation issues, so he can't ask for anything crazy but he is one a timeline under 90days.
Notes:
Shingle repair - roof boot2/3 of the vinyl siding
new sinks in bathroom and kitchen
7 years at the property
only done touchup paint jobs in a week

Seemed easy to to talk to and was lowballed before so he was hesitant to talk at first.
Told him I'll get back to him within a week or so.
I'm gonna start hitting up agents in the area to look for buyers...
