Renovation question
I'm looking to renovate my bathroom, but I'm unsure whether to go with a shower base for a standing shower or to use a tiled shower base. I feel tiled shower base have leakage issues after few year.

Garden Suite ROI
I'm currently planning a new sf with 2 basement suites and considering whether to add a 850sf.ft garden suite. We're estimating the cost to be between $110,000 and $150,000. For those who have experience with this, do you think adding the garden suite will significantly increase the overall property value when we sell? Or is it likely that we won't see a substantial return on this investment? What would you do?

Purchasing a Flip Oppurtunity
When looking for a house to flip, what are some things to keep an eye out for? Do you need look at the lower end/beat down houses in an area or is there a market for houses that only need a few things redone in order to sell it for a good profit? I am referring to the lower mainland area. Also, if any one has an opinion on new construction vs. flipping
