What are you seeing in the market?
Last few week temp check - howโ€™s the market been for everyone ? Multiple offers still on homes? Slow? Iโ€™ve seen a mix of both. I also feel like buyers have become more pickyโ€ฆ why? I donโ€™t know. What is everyone else seeing?

We had multiple offers on a property in Simsbury but it wasn't as crazy as i thought. I've noticed things slowing down on the mid price point homes. I'm noticing longer DoM. I think the CT market as a whole is slowing down a little but the sub markets like West Hartford, Glastonbury, Farmington etc are always going to be competitive.

Have you planned your end of the year calendar?
I just nailed down what I need to accomplish before 2025 and I am stoked!!! Determing what are top priorities and what needs to be completed month by month made it seem far more attainable and lifted a ton of stress. With the holidays approaching it is even more important to dial in how much time you are realistically going to be working IN your business in November/December. What are your OCTOBER goals?

The most common one Ive seen is getting that Buyer Rep agreement signed before you get to show properties. "Oh i dont want to sign anything. Just show me the property." "I never signed anything with my last agent" "I never needed to sign this before" Its all the same objection just stated differently. "Hey, totally understand where youre coming from. Unfortunately with this new NAR lawsuit we're all REQUIRED by law to have this document signed before we can even enter the property. We were always required by law but it was never enforced. We all know we get what we pay for. Im not going to put my license on the line to show you properties. This puts myself, my family, and my team at risk. If you do not feel comfortable signing for a few months thats also totally okay. We can sign a single property buyer rep and have it set to expire after the showing. I just need one or the other signed to protect both you and I from any potential lawsuits. How does that sound? "
