Commercial financing for Single family homes
So cool. I have a student rental that has lots of equity in Hamilton and was able to refinance it using commercial financing (rate was not bad at 5.9%). No income needed, based entirely on the strength of the property (so essentially a DSCR loan) Happy to share details if interested.

HST Rebate
Anyone here familiar with new HST rebate for purpose built rentals? My understanding is you need minimum of 4 units. My project is 2 semi’s each with 3 apts for a total of 6., but 2 separate pins registered at Land Title.,same person on title to both. Not sure if CRA will look at this as 6 units or 2 individual unit. Thank you in advance.

Thanks Daniel, I spoke to a few people at CRA and they can’t give a clear answer.,my best guess is they will not qualify for 100% HST rebate. I’m going to look at adding another micro apt to each side to eliminate any ambiguity. How can I get my project scrutinized by you guys ? I think it makes sense but would like an objective opinion.
