Renovation question
I'm looking to renovate my bathroom, but I'm unsure whether to go with a shower base for a standing shower or to use a tiled shower base. I feel tiled shower base have leakage issues after few year.

If installed correctly, a tiled shower base should be as leak-free as an acrylic one. While tile bases can be more expensive, some people find that acrylic bases are easier to keep clean. My approach is to use tile in a primary or featured bathroom for added aesthetic value, but to save on costs by opting for an acrylic base in a spare or low-traffic bathroom.
Garden Suite ROI
I'm currently planning a new sf with 2 basement suites and considering whether to add a 850sf.ft garden suite. We're estimating the cost to be between $110,000 and $150,000. For those who have experience with this, do you think adding the garden suite will significantly increase the overall property value when we sell? Or is it likely that we won't see a substantial return on this investment? What would you do?

@Sunvir Sandhu I'd consider the area carefully—having too many suites can be a downside, as not everyone wants to be a landlord. It's also worth thinking about whether the suite can be easily converted back into a single unit if needed. With a home that large, you're right to be cautious about hitting the top of the market. You’ll want to weigh whether you're adding unnecessary expense or genuine value. I’m unsure what the rental market would be like for that space, and your holding period will also impact your decision. There are a lot of variables to factor in.
