Off Market Canvassing
Would anyone want to join me on my personal zoom room once or twice a week in the afternoon EST for an hour to source some leads? I’ve gotta ramp up some more off market and can’t really make Chris’ times. I’m happy to host and use it to keep myself, and any others who would like to hold themselves, more accountable.

Vetting your team
When vetting a lawyer who has a gatekeeper, such as a paralegal, should you trust the paralegal’s word that she can answer all your questions? I'm not sure if someone has experienced this before, should I just skip this attorney office?

@Galen Gonzalez I noticed that you used 48.5% as the EXP Ratio, because it was given in the parenthesis (page11). After going back and forth with the number I realized that the breakdown of the expenses doesn't add up to 48.5% EXP Ratio, I actually get something lower. In this case, when numbers to match what is the best thing to do? Ask the seller for more details?

@Jean Valneus Not at all man. I have always had a strong interest in learning about the real estate industry. Now that I’m less than 4 years away from retirement, this is something that I want to do. I few days ago I read something that caught my eye “Entrepreneurs do what others won’t so they can live a life that others can’t”. Although this will require significant effort, I am willing to take this risk because I am confident it will be worth it in the long run. I hope this helps!
