LLC for Gov Contracts
Hey @Richie Matthews, clarifying what I think I heard in the Gov Contracts class. We must have a separate LLC with it's own Operating Agreement for the Gov contracts MTR model that is not linked to the AirBnB STR side of our business. Did I understand this right? Does this mean we also need second domain, website, and business phone number too??

Quick question for non occupied str requirements. Since we arbitrage apartments, are we still required to occupy the apartment if the city requires the property to be occupied by the owner?

Cash Flow Analysis
When I am doing the cash flow analysis, I am finding an issue that ChatGPT is giving me a medium rate of (2 rooms/ 2 bedrooms) around $3000 to $3500 in one place. But, when I look the actual prices in Hotpad, I see that the price is around $1500/ $1600 only. Which one is more reliable? 😇
