🏖️ Proximity to the Beach 🌴
Hey @Richie Matthews, do you have a rule of thumb regarding how close to be to the beach? In some beach submarkets, there are not many apartments right on the beach or in easy walking distance. Mainly condos right on the beach in a lot of markets. I know for myself if I'm booking a full week vacation for the family, I want to be on the sand. If it's a quick last minute trip for a long weekend, I am sometimes willing to be a short drive from the beach. Anything you can share that you've observed with your own coastal properties or a guideline of max distance/miles from the beach you'd recommend? We are stuck back in market research. Regulation in three markets we were very interested in require a responsible party to reside in the market. So we've fallen back to square one with research. Couple beach submarkets pencil but the proximity of apartments to the beach is a short drive.

How to get around responsible party in 25-mile radius?
Anyone found a way around this without hiring a property manager in-market of course? "Name, phone number, address and email of the person that will be the responsible party for the short term rental operation. The responsible party must reside within a 25 mile radius of the subject property." We will not reside in the market we are hoping to operate so the 25-mile radius requirement may prevent us from going there. 😔 Not sure I've heard anything creative in dealing with this in any of the training so perhaps it's just what it is and we need to pursue a different market but thought I'd check here first. Thanks in advance for any ideas!
