I want to share a win - which is really 2 wins with the group not to pat myself on the back, but to hopefully provide some encouragement to keep pushing forward to anyone that might need it... 1st: the 1st little victory: $4750 assignment fee as a wire payment 👏 2nd: the same buyer just signed an assignment contract & put EMD down which will pay out $22k assignment fee 🥳 The backstory: This lead took 3 months of chasing to lock up a contract (too high). The seller REFUSED to negotiate despite all of the things we brought to her attention. After a long 45 business day close period where we had tons of offers, but most were 30-40 lower than the contract price, we had to cancel the contract. 2 days after cancelling the contract, someone called with an offer which was still $40,000 below our original contract price - I brought it to the seller anyway & she finally accepted a reduction, on top of that she paid us a 3.5% commission out of the sales price (& we had to pay 1% to a realtor), so she actually ended up taking $50k less overall. That new buyer that we got signed a contract on the next property I brought to him sight unseen (aside from pics and video), getting us $22k profit with 1 phone call. Even when things seem like they have failed, you can find a win on the other side. Keep working hard everyone! Thanks to DIY cold call team for putting in the work to bring the leads 🫶

📣💰$17,245 Novation Deal With A 27 Day Close !
Good Evening & Welcome New DIY'ers! Our team closed on a novation deal last Friday for a $17,245 spread 🚀 You can see the listing here: https://www.zillow.com/homedetails/1407-S-Meeker-Ave-Muncie-IN-47302/85188350_zpid/ The best takeaway from this deal, is that it was just a 27 day close from the day we listed the property on the MLS 🤯 Now, for those who aren't familiar with Novation deals, the draw back can be that the deal has an extended closing cycle of up to 45-60 days at times. However, this deal is another example of how quick deals are moving on the MLS in this current market, and even more timely for our training tomorrow evening! 🔏💰$27,940 from proper Lead Management & Sales Execution
In August we finished with 3 deals closed for a total of $32,284.01 in revenue...with $27,940 of that closing on the 30th! Here are some quick takeaways from the 2 deals we closed on the 30th: Deal # 1: Duplex in Agawam, MA - Assignment Fee: $15,855 - The total sales cycle for this lead was 421 Days... - The total assignment for this deal was $40,000 however we joint ventured this with another group where we had to split the assignment 3 days - This was a probate lead that we had nurtured for over a year, battled with multiple transaction coordination nightmares, and had to change the end buyer in the middle of the transaction because of how long the deal took to close Deal #2: Single Family in Michigan City, IN - Novation Fee: - The total sales cycle for this lead was 373 Days... - This was a stubborn seller who would not budge on a wholesale price, however once we were able to pitch the novation route, the seller was on board. - This is another prime example of a seller lead that was not going anywhere, but converted to revenue through pitching and executing on a novation agreement Check out some prime examples of how our Lead Managers are keeping lead engagements active, bubbling up the leads that are warmest, and providing detailed notes so our Acquisitions Managers and get more contracts out to our engaged sellers. Never give up a motivated seller lead, make sure you have a process for lead management, and keeping consistent engagement with your seller lead pipeline and you will avoid up and down months in your business!

Just closed our 12 unit deal in Garret Indiana today! It was a creative financing deal! The most complex deal I ever closed on! $12,000.00 profit! Thanks DIY for the great lead!!
