Travis, I think you are totally entitled to monetize already by offering 1:1 consulting services for those looking to make the move or needing specific advice. No need for a hard sell - just put up a link to schedule a call. if you're already doing something like this, maybe make it more prominent because I haven't seen it!
Vietnamese coffee☕
Vietnam is known for having super strong coffee. Here in Vietnam they primarily grow Robusta coffee as opposed to Arabica which is more common is all western countries. The Robusta coffee has almost double the caffeine of Arabica and has a darker, more bitter flavor. Many people will drink it with condensed milk for a sweeter flavor. (cà phê sữa) Other popular options: black coffee with no sugar (cà phê đen không dường) egg coffee (cà phê trứng) coconut coffee (cà phê cốt dừa) Salt coffee (cà phê muối) I was never a big coffee drinker before I moved to Vietnam, now I can't live without 2 cups a day. I wonder if I'm going overboard or if I have any more coffee fiends out there?!

Stickers on fridges
I’ve noticed in every photo of Vietnam apartments that the fridge has a large, bright sticker on the door. Not sure what this is or what it’s for. Hopefully someone can enlighten me!

Reminds me a few decades ago when immigrants came to Australia from places like Italy or Yugoslavia (as it was then), they would keep plastic wrap on their furniture permanently so it would always look new...
Couple of real estate sites
Disclaimer, I'm not on the ground, I'm just sharing my research. Here are two good sites I've found for renting real estate in Vietnam. https://www.dotproperty.com.vn/ Oriented towards foreigners and has a huge selection of properties in Da Nang and HCMC, with scatterered or no results for the rest of the country. Site is in English. https://batdongsan.com.vn/ seems to be the largest national real estate site, and is in Vietnamese (just use your browser's translate function). It's useful to check what the actual "local" rates are, and also you can check almost any location in the country. I'm curious to know if anyone has gone out of the foreigner/traveller ecosystem entirely and rented a place long-term through local agents, you'd probably need a translator or assistant but my understanding is that you shouldn't have any trouble getting a lease. Standard terms are 2-6 months rent in advance (usually 3) plus 1-2 months deposit. I noticed that the city of Quy Nhon, which geographically with its beaches seems as beautiful as Da Nang, has few tourists. They built some developments just prior to the pandemic, and seem to be having trouble filling the vacancies. You can rent long-term there often paying just one month rent in advance. Could be an interesting option but you would have to enjoy a much quieter city than Da Nang, little nightlife or international-oriented amenities.

Safety: Area’s to Avoid?
I went apartment hunting today and noticed some area’s just north of Phuoc My are cheaper by 50%. Is there a reason why they’re cheaper other than the fact that they’re a little more remote?

Interesting. I'm also interested in the whole Da Nang Bay city side for long-term house/apartment rental. This is off the tourist map it seems. But it has the golden sands, good area to enjoy the local vibes as well as beach walks?
