Couple of real estate sites
Disclaimer, I'm not on the ground, I'm just sharing my research. Here are two good sites I've found for renting real estate in Vietnam.
https://www.dotproperty.com.vn/ Oriented towards foreigners and has a huge selection of properties in Da Nang and HCMC, with scatterered or no results for the rest of the country. Site is in English.
https://batdongsan.com.vn/ seems to be the largest national real estate site, and is in Vietnamese (just use your browser's translate function). It's useful to check what the actual "local" rates are, and also you can check almost any location in the country.
I'm curious to know if anyone has gone out of the foreigner/traveller ecosystem entirely and rented a place long-term through local agents, you'd probably need a translator or assistant but my understanding is that you shouldn't have any trouble getting a lease. Standard terms are 2-6 months rent in advance (usually 3) plus 1-2 months deposit.
I noticed that the city of Quy Nhon, which geographically with its beaches seems as beautiful as Da Nang, has few tourists. They built some developments just prior to the pandemic, and seem to be having trouble filling the vacancies. You can rent long-term there often paying just one month rent in advance. Could be an interesting option but you would have to enjoy a much quieter city than Da Nang, little nightlife or international-oriented amenities.
