I want to share a win - which is really 2 wins with the group not to pat myself on the back, but to hopefully provide some encouragement to keep pushing forward to anyone that might need it... 1st: the 1st little victory: $4750 assignment fee as a wire payment 👏 2nd: the same buyer just signed an assignment contract & put EMD down which will pay out $22k assignment fee 🥳 The backstory: This lead took 3 months of chasing to lock up a contract (too high). The seller REFUSED to negotiate despite all of the things we brought to her attention. After a long 45 business day close period where we had tons of offers, but most were 30-40 lower than the contract price, we had to cancel the contract. 2 days after cancelling the contract, someone called with an offer which was still $40,000 below our original contract price - I brought it to the seller anyway & she finally accepted a reduction, on top of that she paid us a 3.5% commission out of the sales price (& we had to pay 1% to a realtor), so she actually ended up taking $50k less overall. That new buyer that we got signed a contract on the next property I brought to him sight unseen (aside from pics and video), getting us $22k profit with 1 phone call.
