Price to Enclosed -- to finish
Here is another question for someone... I am looking to build a home, a bit out of the norm though, really like the precast concrete look and love the speed it goes up with... I have pricing on the enclosed package, a wide open concrete interior ready for me to do interior finish etc. I don't really want to harass contractors though on stick frame since I am not going that route..... but looking for comparisons. So here is the question -- if I say a finished house is $350 a sq ft -- how would you split finished exterior to interior finishing?? Is exterior half?? More? Less? I realize this is loaded with variables, but high level comparison would be great.

Thx -- just to be clear -- exterior is 30%, interior finish is 30% - -remaining is electrical, plumbing, windows??
Grants or Rebates
Hello! Been looking at a lot of the programs that seem to be available for rebates - energy grants etc... they all seem to be geared to retrofits - -not new home build. Anyone familiar with some for building a new home -- better insul, windows, mechanical etc

thx, seems odd to me that would be true however if I am not the only one who can't find anything -- maybe it is. Had a comment made to me by a builder if I build it with crappy single pane windows and an old beat up electric furnace etc... get the occupancy and then apply for the audit and retrofit -- the process can open up. Struggling with the logistics of that though.... i'll keep looking... The HST rebate is available -- just have to pay it all out first and then apply for the rebate back correct? Do you know if that includes septic etc as part of a build? As I understand it that also drops after $500,000 total ( assuming just maxs out at $500M), not allowable beyond...

Hello! Jack here.... I live in the Niagara Peninsula area, southern Ontario. Been wanting to build a house for years and finally getting to a point where I think I can pull this off. Lots of construction, mechanical design experience over the years, lots of handyman experience but never a full build. We are buying a property where I would like to build a smaller house -- retirement sized -- likely a prefab of sorts for the entire exterior, then I finish up more inside. Struggling with some cost breakdowns of the basic build compared to the interior finishes... I wish my end result would be mortgage free.... I am now, won't be when I'm done.
