Selling to specialist buying companies
Hi I am looking at selling down a couple of properties. Its just an age and stress related thing. Has anyone had any experience or recommendation of selling to 'we buy any property' style companies.

Hi Adrian. I once spoke to a company in Durham whose representative was very disparaging about my expectations. More recently I spoke to a larger company. I explained that I didn't know how it all worked and really just wanted to explore possibilities. The representative was more amenable but they will only pay about 70% if market value.

Would your tenants be interested in buying your properties? I've sold three of my rentals this year to the tenants. Two have been helped by Laura Bugeja from Approved Mortgage Solutions - she has been able to arrange mortgages for them. One, where the tenants hadn't been able to save enough deposit, I agreed to "gift them their deposit" by reducing the price by 5%. Laura arranged all of this. It's a special mortgage deal, and it's a good feeling to be able to help first time buyers on to the property ladder.
Renters Rights Bill
Just a heads up that the RRB is due in Parliament today and it will include an immediate ban on S21's. If you are thinking of selling a property or have a problem Tenant you may want to think about serving a S21 asap. Obviously having served it that does not mean you have to follow up on it but it does give you choices in the next 6 months. I am sure that this will be covered at our event on the 26th so if you have not booked your place then it may be worth coming along while we still have a few places left! Northumberland Countywide Forum on Thursday 10 October
The Private Sector Teams Annual Countywide forum will take place on Thursday 10th October at Blyth Town Football Club, the same venue as last year. The event is free to attend with a free carpark. Refreshments and a buffet lunch will be provided. There will be presentations from Approved Mortgage Solutions, the National Residential Landlords Association, Enviro-vent, Landlord Action, Aspray Building Insurance and an update from the NCC Selective Licensing team. There will also be a number of trade stands for landlords to browse during registration, breaks & lunch. The forum is a fantastic opportunity to gain knowledge and gather up-to-date information on any new legislation to help you be the best landlord you can be. Invitations for the forum will be sent to their landlords with a link to Eventbrite to book a seat. If you would like to be on their mailing list, please sign up via their email address – privatelandlords@northumberland.gov.uk GB Landlords will be there supporting them as usual and our very own Paul Hampton will be speaking. I've got tickets for this event but couldn't get a ticket for the 26th September, even though I tried to book early on 😕
Question re tenancy agreements
In all the years I’ve owned property to date, I’ve never had to sever notice on tenants 👍, we just come to an amicable agreement & they move on 👍. I’m just drafting a new ASTA from NRLA site & completing section 7 re serving notice & it states that if I need to I will send by 1st class post, great but dated IMHO. I always setup WhatsApp groups for all new tenancies & we communicate through that including issues/concerns/fixes/leave dates etc. Is this not a viable alternative option?

My understanding is that whatever you state in your agreement must be the method used therefore you can amend the wording to include any other form of communication type you use. It would be a catch all as a notice could be thrown out if you use a different method of delivery than is stated in the AST.
