What is everyone's view on presale condo units in Burnaby, Surrey, etc. Is this type of investment worth waiting 3-4 years, maybe even more depending on delays? Is it worth the while to invest in a presale?

Depending on the area you buy in you may need up to a 40% down payment simply to cashflow (in certain areas possibly more). Many developers ask for as much as a 25% deposit and may not pay interest on those funds (4 years 25% deposit can add to additional costs). Unless you get a long term approval from the onsite bank you could be at risk of the value being lower come completion time as well (or additional mortgage changes (some new ones are coming next year for maximum mortgages based on incomes). You may be better of buying a complete unit at this time in a new building if you can qualify. I've owned a number of condos over the years and the large returns that once were are few and far between, I personally am going to stick to Jag's recommendations a flip with a large ROI based on capital injected.

Got our bathtub and tile resurfaced today. Before and after pics. Absolutely love the job that was done. Worth every penny. Saved a lot of time and money. Looks brand new. Done in a day.

One of things that really resonated to me was taking tons of photos (even the celing). I remember coming back once drywalled and thinking we had plugs or pot lights missing as accidentally covered (it was then easy to see where they were missed using the pictures).
