Next Steps

So I was led to believe by another Smma community i had a winning funnel :) , I am running a google display ad in the real estate niche to try and bring in seller leads using a lead magnet of a free home evaluation. After the funnel underperforming and doing some research I have been told the performance of the type of funnel is slowly declining due to people no longer searching certain keywords and saturation of them.

Im very new to this space and would just love some advice from someone more experienced on the next steps i should take for finding and developing a winning campaign.
