Garden Suite ROI

I'm currently planning a new sf with 2 basement suites and considering whether to add a 850sf.ft garden suite. We're estimating the cost to be between $110,000 and $150,000.

For those who have experience with this, do you think adding the garden suite will significantly increase the overall property value when we sell? Or is it likely that we won't see a substantial return on this investment? What would you do?
