Determining Average Cost for Construction Project
While I understand that the cost of construction can vary based on factors such as plans, materials, and others, I am encountering a wide range of price estimates for my upcoming project. It would be greatly appreciated if you could assist me in determining the average cost of building for a property like mine. The project involves a 1 basement + 3 floors wooden structure, with 4 rental units, each with a living area of 1000 sqf, totaling 4000 sqf. The objective is to use rental-grade materials without extravagant features. The facade will consist of brick with a metal covering on the top floor and a flat roof made of elastomeric material. The project is placed in am metropolitan area with all the permits ready to brake the ground (no soft cost).

Do you have your blue prints? Send it to framers and plumbers electricians all separately and wait for the bids to come. I won’t accept anything under 3 quotes. Also contractors will do this to you. They say well you have to compare apples to apples. Meanwhile they send a the quote back apples to oranges.lol. Don’t send your blue prints to commercial builders first. Send to the commercial builders subcontractors instead. Just my experience sorry. Just know I have been here with costs per sq Ft not being fair.
3D Printed Homes
Just had my eyes opened to the world of 3D printed homes. Printing full subdivisions in the States. Don’t know much about it but if the process is as quick as they say, coupled with building efficiency that’s 3 times higher than traditional (according to video I watched), this could be an interesting answer to Canada’s housing crisis. Anyone in here know much about this option?

Right now 3D printing is not favorable. Time consuming, Setup prior to the build, then the production is very slow, as well as stuctural. Weak inner layer strength. It’s cool. But so far not feasable

Full Coaching Program For Owner Builders & First Time Builders
I started this group many months ago with the intention of it being a simple place to go to understand whether or not building your own home was feasible for you. My intention was that, if it was feasible to build, I would be building out the perfect solution to help you manage your first build with a full video library I had been working on from a real build over a period of 9 months. What I have found so far is that people need far more help with budgeting and feasibility analysis than I first anticipated. At first I thought most of the help people would need would be on the technical and logistical side of actually being in charge of the building process, but I see now that a high level of help is needed from day one. With all that being said, I know that in order to actually help everyone in here move forward meaningfully, I would have to start hosting at least weekly calls, and pulling in more resources, experts, templates ect for people to follow. In order to be able to set aside the time required to do this, I would need the time invested in these activities to produce some revenue to offset the time away from my regular business. I am currently in the middle of considering whether it is best to: a) Leave this as a free group in its current format, more or less user driven without much direct guidance. b) Start to charge some kind of a monthly fee for remaining in the group, but include more direct coaching and continue to build out the video lesson library. c) Start a second group aimed only at the most serious owner builder/ first time builders at a higher one time fee to provide a high level of direct support and consulting. It is great to have somewhere to finally go to get some information for free. Everyone is so tired of the ads and then getting nothing only pay if you want to hear more videos. Thank you for all the hard work you are doing. You will never have to worry about people paying for content elsewhere when they are ready and able after helping like this

Looking for a software tool that is free where I can throw my numbers on it to keep it together. Excel is okay. But would be nice to have an actual tool or app. Any ideas welcomed. Thank you

I checked out Buildertrend. It is great. But not free. Might be something worth investing in for the training aspect though. I will research more. Thanks again

Necessity of engaging a licensed builder by the laws?!
Hey folks, I have recently purchased a land which comes with all the permits and plans for a 4plex to be developed. My intention was to manage it myself and subcontract the parts I don't have the means to do them. However, I am hearing that I have to hire a licensed new house builder or find one to use his license, since new homes comes with warranty and can not be done by a general contractor!! Any thoughts or info are welcomed.

@Alvin Mahony this is a bit of detail. Quebec does have some in depth rules that favors builders. That said it suggests liability insurance to protect people who are helping. But again, if you are hiring subs. For example, framer, foundation contractor.By law they have to have home builders insurance to cover the house for structural. Make sure you get a copy if you are going this route. Some suggestions I hope it helps.
