I am new to this group but not to Real Estate Investing. I have been flipping houses for more than 20 years. I have been a landlord and have wholesaled houses as well. Now my new focus is buying Multifamily properties for long-term cash flow. and wealth building. So I need to learn to Raise Capital to close more and larger deals.

Real estate investor software
Hello everyone Trying to decide which is the best software to use to keep records of our rental properties. There sure is a lot of choices out there and itโ€™s difficult to pick the best one. Looking for software to keep track of the rentals we own already. Plus the ones we want to add were we can show profit potential to investors. Would love to know some good recommendations before picking one.

Potential Opportunity
Hey all, I've got a house under contract (with conditions) in Regina Sk. that would be a good flip or BRRRR for someone. Conditions are set to be removed Friday, but will probably need an extension for an extra week. Price: $245,000 (will ask for less after inspection is done (next Thursday)). Reno's needed are mostly just cosmetic. Paint, tub surround, bathroom fan, clean up garbage, then whatever the inspection finds, but will negotiate those costs down on price. Potential ARV: $360,000-$410,000 (based off comparables, of others in same neighbourhood, age, and sq ft.) Looking for an investor to fund the project, establish a relationship with, and to work together into the future to reach both our goals. I value trust and transparency. That being said I know what I'm doing, but need experience to iron out my systems and the full process. I would offer a higher percentage, or bigger cut in the deal for your patients and understanding. Please contact me if you'd like to more information, or just to get to know me better.

Capital raising
Hello fellow Investors, We have a fantastic real estate deal we are raising 65K for 12 months term 15% interest. The houses on one lot for price of one. The spread is $625K expected profit $400K. We are profit oriented contractors therefore we know the progress where to save and how to make it budget friendly beside looking exceptional.
