Exterior Material and Architectural drawing pricing
Hi all, wondering if anyone can shed some light on the following. 1. Typically price/sf for the following exterior finishes Brick Stone Stucco Vinyl siding Composite siding (Hardie) Metal siding 2. Typical price/sf for Architectural drawings (design/construction drawings). What range have you seen or been quoted? Full disclosure, I'm a BCIN designer who previously worked with Large Home builders on subdivision sites and was sheltered from the cost side of things. I've since gone out on my own, and am now very much involved in cost planning. Any info you can provide is appreciated!! Cheers, Mat

Materials package pricing
As I’m sure most of you have experienced and as Mitch has spoken on in his content, most companies aren’t as transparent even in giving rough or average cost numbers as we’d all like them to be. Im just wondering what kind of recent research/quotes/price per sq members have gotten for materials packages from different builders to get to fully enclosed. Open to prefab, hybrid or just material.

Prefab Pricing and Process
I'm super excited to announce that @Jeremy Clarke with Simple Life Homes will be joining us on March 13th at 6:00PM to chat about the pricing, process, and considerations to be made for implementing prefabricated modules to speed up your build. I've been following Jeremy online and in some cases they are taken homes from foundation stage to totally enclosed shell in as little as 2-3 days. Needless to say this can significantly cut down the time and complexity of a build for an owner builder. I'll look forward to seeing everyone there. https://www.skool.com/builderlaunch/calendar Cheers, Mitch

Garden suite build design questions
Hello! I'm a carpenter and my dad and I are looking to build a garden suite in our backyard in Oakville. I haven't been able to find answers for a few different things but I think I'm in the right place to get some lol. 1. Can I realistically design the entire thing myself or get freelancer Architects to save some money I'm getting quotes from Architects at about $7-$10,000 2. Are we legally allowed to contract and build it ourselves without a Tarion license? My dad is the homeowner. Are we allowed to do the plumbing and electrical as long as we pass Inspections? 3. If we can is it realistic to build it for $125 per sqft, I'm a good carpenter and have been working full-time for 4.5 years.

Hey Niko, I'm a BCIN designer. Yes, as an Owner you can create the permit drawings yourself as long as you submit everything the City requires and meet building code and zoning requirements. Someone else in here may be better qualified to answer questions 2 and 3.

@Niko Liberatore Hey Niko, it totally depends on the scope of work. If the designer is doing everything start to finish (zoning review, municipality discussions, site plan creation, layout design and construction drawings) It sounds like you might be interested in doing some of the due diligence yourself and may just need a designer to make it pretty. I'll send you a PM
Major Home Renovation
Hello everyone, I'm a newcomer to the real estate scene in Canada, and I'm looking to embark on a major renovation project for an existing house. I would greatly appreciate hearing from individuals who have hands-on experience with substantial home renovations. Specifically, I'm interested in insights on: 1. Permitting Process: What was your experience with obtaining permits for major renovations? Are there specific considerations or challenges one should be aware of in the Canadian context? 2. Structural Changes: If you've undertaken significant changes like adding a new basement or modifying the existing structure, how did you navigate the process? Any lessons learned or recommendations? 3. Mechanical Systems: How did you approach updates to plumbing, furnace, and other mechanical systems? Were there any surprises or considerations unique to the renovation process? 4. Overall Challenges: What were the most significant challenges you faced during your major renovation, and how did you overcome them? I'm eager to learn from your experiences and gain valuable insights before diving into any type of this project. Any advice, tips, or anecdotes would be immensely helpful.

Hi Ahmed, I'm a BCIN designer in Durham Region. Your requirements will vary greatly based on the municipality you build in and the extent of your renovation. Example.. I completed two additions in Ajax last year and the City required very little in terms of grading information on the submitted site plans. I'm working on an addition in Whitby now and the city is asking for a full grading plan, storm water management report and a construction management report. Moral of the story, talk to the City and find out whats required for the type of work you want to complete.
